Hi, I’m Jeremy Ashburn, and today I’m going to walk you through real query data, filter it down to what matters, and show you exactly how to find keywords that turn into phone calls for your garage door company.

The data set we’re working from: I pulled over 1,000 impressions worth of query data for garage door related searches. A lot of that data is useless to a garage door company. Here’s the filter I used — three questions applied to every keyword. One, does the searcher have a broken or aging door right now? Two, do they want someone to come and fix it today? And three, are they in a specific city where you actually operate?

I’ve been doing SEO and search for about 20 years. I was ranking websites when Google’s first page was just that — one page. In 2007 I achieved first-page rankings. In 2008 I was making $20,000 a month in sales from those sites. In 2012 I created PushLeads. Today I have one focus: working with local and service-based businesses.

Look at this real data point. The query "how many keywords per page SEO" pulled 1,572 impressions at a 12.6% click-through rate. That sounds great until you realize that no homeowner with a broken spring is going to type that. That’s marketers and agency people doing research — zero purchase intent for your business. It’s the same with "how many keywords should I use" — 1,574 impressions, 11.7% click-through rate. Lots of eyeballs, but zero garage door customers.

This is where most garage door companies waste their SEO budget. They chase impressions instead of intent. A keyword with 50 impressions and genuine buyer intent is worth more than one with 1,500 impressions and zero intent to hire anyone.

Now let’s look at queries that actually pass the filter. "Commercial intent keywords for custom garage doors" has 1,080 impressions at a 43.9% click-through rate. Read that again — 43.9%. That’s almost half of everyone who saw that result clicking through. That’s what happens when a keyword matches a searcher who is in buying mode.

"New garage door insulation Phoenix" — 172 impressions. "Garage door replacement Phoenix" — 154 impressions. Both of those have city plus service plus a clear purchase intent baked in. That’s the combination you’re hunting for.

Let me give you the five keyword structures that actually convert into phone calls. I validated these against the query data and my own experience working with trade companies.

Type one is emergency repair plus city. Think "garage door repair your city" or "broken garage door spring your city." These searchers are calling whoever shows up first in the results.

Type two is replacement plus brand or material plus city. Examples are "steel garage door replacement city" or "insulated garage door replacement city." These searchers are mid-decision. They know what they want — they just need a company they trust.

Type three is same-day or emergency service plus city. "Same day garage door repair city" or "emergency garage door company near me." High urgency, high conversion rate. Conversion rates in my experience run significantly above the average for informational keywords.

Type four is new installation plus zip code or neighborhood. Examples are "garage door installation zip code" or "new garage door specific neighborhood." These tend to have lower search volume but almost no competition at that hyper-local level — easier to rank, very high intent.

Type five is commercial plus service plus city. Examples are "commercial garage door repair city" or "commercial overhead door installation city." The query "commercial intent keywords for custom garage doors" hit 1,080 impressions at a 43.9% click-through rate. That number tells you people are hunting for that content and were hungry for it. Commercial buyers are often booking multiple doors and the average ticket is dramatically higher.

Here’s a worked example from a Phoenix garage door company. Say you’re operating in Phoenix. The query data shows "new garage door installation Phoenix" at 172 impressions and "garage door replacement Phoenix" at 154 impressions. Those particular queries are researchers and competitors looking for intel, not homeowners ready to buy. But they tell us something important — Phoenix is a market where people are actively researching.

Here’s how I would build the keyword set for Phoenix. Start with your anchor page: "garage door repair Phoenix" as your primary keyword. One page, one primary keyword, with supporting secondaries. Then build out "garage door spring repair Phoenix" as a secondary page, "same day garage door repair Phoenix" as a secondary, and "emergency garage door Phoenix" as a secondary.

Then build a separate insulation page with "garage door insulation Phoenix" as the primary, and "new garage door cost Phoenix" and "insulated garage door Phoenix" as secondaries.

Then build a commercial page with "commercial garage door repair Phoenix" as the primary and "commercial overhead door installation Phoenix" as the secondary.

Three pages, each targeting a different buyer type, all in the same city. That’s how you scale this without spreading yourself thin.

Now here’s where I want you to pay close attention. The query data shows a 43.9% click-through rate on commercial intent garage door queries. Compare that to the general "how many SEO keywords" type queries, which cluster around 25 to 31% click-through rate. The difference isn’t small. A 43.9% click-through rate on a commercial intent keyword versus a 25% click-through rate on an informational keyword means you’re getting nearly double the traffic for the same ranking position.

Layer in conversion rate and it compounds further. An informational visitor might convert to a call at 1%. A commercial intent visitor in your city looking for your service can convert at 10 to 21% in my experience. Run that math. 100 clicks from a high-intent local keyword might give you 10 to 20 calls. The same 100 clicks from an informational keyword — a completely different business outcome. That’s why keyword selection is the single biggest SEO decision you’ll ever make.

Let me give you four mistakes I see garage door companies make over and over with their keyword strategy.

Mistake number one is targeting keywords without city modifiers. You simply cannot compete with national players going after a broad keyword. "Garage door repair Phoenix" is a local keyword you can win.

Mistake number two is one page trying to rank for everything. Build separate pages for separate services.

Mistake number three is ignoring secondary keywords on each page. Your primary keyword drives the page theme, but three to five supporting keywords on that same page can pick up related searches your buyer might type. "Garage door spring replacement" and "broken garage door spring repair" are slightly different phrases the same buyer uses. Both should appear naturally on the same page.

Mistake number four is chasing volume over intent. 1,574 impressions on "how many keywords should I use" sounds great until you remember that no homeowner actually typed that. 1,080 impressions on "commercial intent keywords for custom garage doors" at a 43.9% click-through rate is a completely different story. Less volume, more intent, better results.

You don’t need expensive software to start this process. Here’s the manual method.

Step one, open Google and type your core service plus your city. Step two, look at the autocomplete suggestions. Every one of those is a real search people are doing. Write down every variation — "garage door repair near me," "garage door repair your city," "best garage door company your city," "emergency garage door your city," "garage door spring replacement your city."

Then go to Google Search Console if you have it set up and look at your existing impressions. Filter by queries that include your city name. Sort by click-through rate, not impressions. The high click-through, city-specific queries are your current winners — build more pages like those.

Then look for gaps: queries where you’re getting impressions but a low click-through rate. These are usually title and description issues, not keyword issues. Fix the page title to match the intent better and watch the click-through rate improve.
